DLF Plans to Launch Senior Living Project in Gurugram, Says Aakash Ohri

Gurugram Real Estate: DLF is preparing to launch its first senior living project in Gurugram. The company plans to introduce the project during the second quarter and aims to offer a comfortable living environment designed especially for senior citizens.


Speaking to Hindustan Times Real Estate, Aakash Ohri, Managing Director of DLF Home Developers, said the company wants to build a community that goes beyond housing by providing the facilities and services older residents need in their daily lives.


DLF to Enter the Senior Living Segment

The upcoming project will mark DLF's first step into the senior living market.


Ohri said the company is in the final stages of preparation and expects to bring the project to the market soon. While he did not share pricing details, he said the project has already created strong interest among homebuyers.


According to him, DLF's focus is on offering a well-planned community that supports a safe, comfortable, and independent lifestyle for senior citizens.


More Than Just Homes

DLF says the project is being planned with the needs of older residents in mind.


Instead of only building apartments, the developer wants to create a complete living community where residents can easily access essential services, open spaces, and daily conveniences.


The company believes this approach will make life easier and more comfortable for senior citizens.


Project Expected to Generate ₹2,000 Crore

Earlier this year, DLF announced that the Gurugram project could generate around ₹2,000 crore in revenue.


The project is expected to strengthen the company's residential portfolio while expanding into one of India's fast-growing housing segments.


Haryana Has Clear Rules for Senior Living Projects

Haryana introduced a Retirement Housing Policy in 2021 to encourage the development of housing projects for senior citizens.


The policy is meant for people aged 55 years and above. It was introduced to meet the growing demand for homes suited to older people, especially as more families now live in smaller households.


Family members are also allowed to stay with residents for a limited period, as per the rules of the project.


Homes Must Be Safe and Easy to Use

The policy requires every senior living project to provide homes that are comfortable and easy to access.


Some of the important requirements include:

  • Wheelchair-friendly design
  • Barrier-free entry and movement
  • Wide doors for easy access
  • Large lifts suitable for wheelchairs and stretchers
  • Ramps throughout the project
  • Easy-to-use doors, windows, and furniture


These features are intended to help senior citizens move around safely and live independently.


Healthcare Facilities Are Mandatory

Healthcare is an important part of every senior living project under the Haryana policy.


Developers must provide:

  • 24-hour ambulance service
  • Oxygen support
  • Hospital partnerships
  • First-aid facilities
  • Basic emergency medical services


These facilities ensure that residents can receive medical assistance quickly whenever required.


Demand for Senior Living Is Growing

India is seeing a steady rise in the number of senior citizens, and many families are looking for homes that offer comfort, safety, and healthcare support.


Developers are now focusing on projects that provide both quality housing and community living. DLF's upcoming project in Gurugram is expected to meet this growing demand by offering modern homes with services designed specifically for older residents.


With this launch, DLF is entering a new segment of the housing market while expanding its presence in Gurugram's residential sector.
